Decent light and underfloor heating would be at the top of my list. The older I get the less inclined I feel to venture out into the cold damp space I have at the moment.

Something that I have already got which is a comprehensive set of whitworth spanner’s and sockets including one for the flywheel nut. Get the basics first is my advice. You can then move on from there.

A full set of Austin 7s, (one of each model would do).

Also a connected piece of hilly woodland for trials, plus a long tarmac uphill approach drive for hill climbs.

Would be nice to have a small warm pub attached

Austin, surely your estate should also have room for a library, archive and reading room. The collections largely related to Sevens, but then maybe a gallery would also be needed.
